What changes
Month end without the bank statement and a highlighter
Maple Property takes the routine out of rent collection, so your team spends its time on tenants and owners, not spreadsheets.
Matching payment statements to units by hand
Payments match themselves to the right unit as they arrive
"I paid last week." You can't find it.
Every payment has a receipt, an SMS and a trail you can search
Owners waiting on a spreadsheet to know what they're owed
Owner statements and payouts ready the day the month closes
How it works
From lease to payout, in four steps
-
1
Set up clients, properties and units
Group properties under each client you manage. Every unit carries its occupant, its owner and its lease.
- Lease terms, deposits held and refunds
- Rent, service charge and other recurring charges
- Leases and IDs stored against the unit

Bill rent and utilities on schedule
Recurring charges raise themselves for every occupied unit. Enter meter readings and consumption is billed on the same invoice.
- Metered water and electricity, per unit
- Printed utility slips for each tenant
- Invoices by SMS and email

Collect payments and match them automatically
Tenants pay by phone, card or bank with their unit as the reference, or approve a payment request from the portal. Payments clear the right invoice on arrival.
- Wrong references wait in a queue, never guessed
- Someone confirms, and the approval is recorded
- Receipt by SMS the moment it clears

Can tenants keep paying the way they do today?
Yes. Each client you manage can use their own collection account and SMS sender name. Payments are matched using the reference the tenant enters, normally the unit number.
What if a tenant types the wrong reference?
The payment is held in a queue rather than guessed. Someone on your team confirms which unit it belongs to, and that approval is recorded against the payment.
Do you handle metered water and electricity?
Yes. Enter readings per unit each month. Consumption is billed on the tenant's invoice and you can print a utility slip for each unit.
We manage properties for several landlords. Does that work?
Yes. Properties are grouped under clients, each with their own owners, statements, payouts and branding, all from one login.
Can owners and tenants see their own accounts?
Yes. Occupants can pay online, see their statement and report problems with photos. Owners see their statements online instead of waiting for an email.
How do we bring our current tenants across?
Bring your current records to the demo. We'll agree how to move units, occupants and opening balances across during setup.
